Principal grace period

In a loan, during the principal grace period, only interest is paid, without any principal repayments. As a result, the installment to be paid is lower, but, in return, no money is effectively being paid back on the debt.

These periods are usually set in the early stages of mortgages to reduce the amount of the installments after the effort involved in providing the initial capital.
